District XI of Budapest is one of the busiest areas in terms of real estate development in the capital. The medium-term development plan of the Danube embankment in South Buda provides for the creation of a recreation lane for pedestrian and bicycle traffic directly in front of the former Roller Mill (Hengermalom), with the lane widening in the area of the Lágymányos Bay and the Kopaszi Dam as it continues towards the city centre. To the north of the former mill, on the bank of the Lágymányos Bay, the "BudaPart" project has recently been completed. As part of the project, office and residential buildings were developed on a floor area of several hundred thousand square metres, including the tallest building in Budapest, the MOL Tower. Built upon a pillar frame made of reinforced concrete in the first part of the 20th century, the Mill was intended as an industrial building that consists of a ground floor, 7 storeys and a flat roof. Our task was to examine the possibilities provided by the spaces and structures of the building for the development of office or residential functions, while largely preserving the building's support structures. The project is proposed in the context of the generous development of the waterfront and the Danube embankment, which has already been completed in the northern part and is soon to be implemented further down south. We are planning to retain the existing building mass, while also adding a mass with a different character and use of materials on the upper floors. For both functions, we recommend breaking the monotony of the facades through the elegant application of the positive and negative space combinations of terraces and balconies, as well as internal terraces, respectively. We recommend the creation of spaces for community functions on the ground floor, where the ceilings have been raised. In the innermost area of the building, the basement too should be given over to such functions.
