Attic conversion of a villa, Budapest, XII. district
In progress
2021
In the attic of the neo-baroque mansion, built in 1926 and currently in a bad state of disrepair, we will create two apartments accessible from the internal staircase separated from the ground-floor apartment and designed as a common area. Originally intended as a single elegant apartment with an unused attic space, the mansion has been owned by the commissioning family almost since its construction. However, nationalisation and privatisation have left their mark on the building, which is now divided into 4 apartments, and is to have 6 after remodelling. Even though this is an unfortunate development, it is very much in line with the course of Hungarian history. Current local building regulations allow little wiggle room for the incorporation of lofts. However, a 2019 amendment to the construction law made it possible to implement the design programme, going against the letter and spirit of highly complex local building regulations. The plan is partly about the reconstruction of the original values, in reference to the facades and the roof, and partly about the creation of new value, represented by the loft apartments. The final result may be quite elegant.
